Arrival & access
Parking
Park in any lot numbered 10 or any unnumbered lot. Do not use a neighbor's marked space.
The outlook decks near the roundabout and tree at the top of the hill may be used for events.

Elevator (Funicular)
⚠ Always close BOTH doors every single time you exit the elevator.
Other guests depend on the elevator for accessibility. Leaving either door open disables the elevator entirely for everyone else in the building. This is not optional — please treat it as a strict rule.
- The green funicular automatically returns to the bottom level when not in use.
- At the bottom level, open both doors: the black cage door and the green sliding door (slides right).
- Once inside, close both doors before selecting your floor.

Nest Thermostat
Located on the stairway between the living room and downstairs. Heat only — no A/C. Sausalito's coastal climate rarely needs it.
Alexa
Available throughout the home for music, timers, general assistance, and smart-home controls.
Sonos Audio
- Living Room — surround sound for movies & gaming
- Downstairs TV — Chromecast (not surround sound)
Control via Sonos app, Alexa, or connected system. Adjust bass under EQ settings.
Deck & bifold doors
- Unlock using the handles only — turn clockwise/counterclockwise.
- Slide doors by the handles only. Do not place fingers in the mechanism.
Outdoor heaters
Two heaters are mounted above the doors on each deck — they warm the space and deter bugs. Switch them on when using the deck at night.
Trash & recycling
Everything must be bagged — no exceptions.
Sausalito sanitation will not pick up loose items. This includes cardboard and broken-down boxes — flatten and bag them or they get left behind. Pickup is Tuesdays only. Missed pickup means trash sits for a full week.
- Recycling: white metal bin in the kitchen or blue bin near the door.
- Trash: regular trash bins inside.
- Cardboard & boxes: break down and place in a trash bag — do not leave loose.

Check-out checklist
- 1Gather all used sheets, blankets, and pillowcases and place in one of the guest bedrooms downstairs.
- 2Close and lock all windows and doors.
- 3Turn off the heat (Nest Thermostat).
- 4Power off the TV, monitors, and other electronics.
- 5Bag ALL trash — including cardboard — and carry bags to the designated bins. Do not leave any trash outside. Pickup is Tuesdays; unbaggged items will not be collected.
- 6Return the key to the padlocked holder and scramble the code.
- 7Close BOTH elevator doors on your way down. Other guests rely on the elevator for accessibility — leaving either door open disables it for everyone.

House rules
Late checkout
Late checkout is not guaranteed and must be requested in advance. Guests who remain on the property past 11:00 AM without prior written approval will be charged $50 per hour (or any portion thereof) until the property is vacated. Repeated non-compliance may result in forfeiture of the security deposit.
Smoking
No smoking anywhere on the property. Violations incur a $500 deep-clean fee.
Extra guests
A fee of $12 per night applies for each guest beyond two (2), capped at $900 per stay. Please enter your total guest count accurately at booking so we can include this in your invoice.
Pets
Pets are welcome with prior approval. Please let us know the type and size of your pet when booking so we can prepare accordingly. A pet fee of $15 per pet per night applies, capped at $600 per stay.
Parties & events
No events, parties, or gatherings exceeding the max guest count. Unauthorized gatherings void the security deposit.
Parking
Free parking in designated and unnumbered spots on premises. Do not park in other residents' spaces.
Trash
All trash must be fully bagged — this includes food waste, cardboard, and broken-down boxes. Loose or unbagged items will not be picked up by Sausalito sanitation (pickup is Tuesdays). Missed pickup means trash sits for a full week. Do not leave any trash outside: the home is surrounded by nature and wildlife will scatter it within hours, creating a lengthy cleanup that will be charged to the security deposit. Dispose of all bagged trash in the designated bins near the parking area before checkout.
Fire pit
Outdoor fires are not permitted. The indoor gas fireplace is available year-round.
Shoes
We ask guests to remove shoes indoors to protect the hardwood floors.
Financial & legal terms
Minimum stay requirement
This property requires a minimum stay of 30 days (one calendar month). We do not accept short-term or nightly bookings. Long-term guests receive priority scheduling, direct host communication, and access to monthly rate discounts. A signed rental agreement is required prior to check-in.
Security deposit
A $1,000 refundable security deposit is held and returned within 7 days of checkout pending a property inspection. Any damages, excessive cleaning, or rule violations will be deducted with documented evidence provided.
Cancellation
Full refund if cancelled 14+ days before check-in. 50% refund if cancelled 7–13 days out. No refund within 7 days of check-in.
Liability & waiver
Guests acknowledge that hillside properties involve inherent risks including steep terrain, stairs, and weather. A liability waiver must be signed before arrival. The property owner carries general liability insurance but is not responsible for injuries resulting from guest negligence.
Arbitration
Any disputes arising from your stay will be resolved through binding arbitration in Marin County, CA, under the rules of the American Arbitration Association.
